Cartus is owned by Realogy, the company that owns the franchise names for ERA, Century 21, Coldwell Banker, etc.

They take the profit (37.5%) out of your agent's commission, making you a second-class customer. Your agent is not allowed to mention that to you.

Cartus exists to give special tax breaks to companies big enough to deal with them. We need to stop special interests from getting breaks that cost the rest of us money.

Cartus process causes delays and extra work for everyone involved in the deal. The extra paperwork adds no value other than to insure Cartus fee.

I have dealt with Cartus on a relocation. You are forced to utilize brokers from their list to establish a value for your home.

The intent is to do everything possible to drive the value of your home down. Next, delay, delay, delay.

Later you have the pleasure of using their list of appraisers who will perform a fire sale appraisal to further diminish any equity you have.

Delay, delay, delay.

At this point you feel helpless and begin to think maybe my home is worth 30-50% less than I thought?

By now you've relocated and your ready to move on with your life. But you can't because you are still dealing with delay after delay.

The hope is you will continue to mark it down essentially taking nothing for your home and they won't have to carry the note.

Then you call and your representative is on vacation, or sick.

Result delay, delay, and more delay. It's a travesty.

Cartus won't talk to your attorney. As seller I had to do independent review with my attorney as they would talk to him.

Plus the have a fixed contract that they will not change. Why risk your profit if you are not protected. As others have said they send copies to be signed multiple times they are so disorganized one part doesn't know what had been done. Since the deal would fail soon I have to sign or loose the buyer.

Just a bunch of bullies.

Worked for Cendant/Cartus for many yrs and saw the inner workings of a money-crazed co. If you are not a man than don't expect a raise or promotion.

They are intimidated by those who speak out against bad policy, thus, you are walked off the property. I was a solid employee with a paper trail in-hand to prove an excellent job. Once I opened my mouth and asked questions, that was the end of the road for me and I left, knowing a 15 yr career would prove no reference worth bragging about... So, I bring all of the letters, accolades, etc with me on job interviews to prove a point.

No, I am not bitter, rather sad. The co. was not always like this; I found that once Coldwell0Banker made the merge w/Danbury, CT-based PHH, it was downhill from there. So many employees that stayed behind are held hostage by a *** economy, too scared to say boo.

And we wonder why so many employees left to work for clients after solidifying a relationship?

Leadership is nil. Sorry to all the agents and customers who were screwed.

I will never work with a client who uses Cartus. One of my sellers got so screwed by Cartus that it made me feel dirty and crooked.

Once he was locked into their contract, he had to pay to dig out the wall of his basement and do silly repairs when he should have just been able to walk away from a buyer's unreasonable demands.

Cartus held his feet to the fire, and he was forced to do what they said. Do NOT do business with Cartus.

They get nasty and you get trampled. :(

This is true i am an agent and I have had to give up 40% of my commission each and everytime. Also they do not allow you to work with a relo client that is using there service unless you agree to pay them..

They have a their own real estate co. and do not like clients not using them..

They put you through ***. Your client can demand them to allow them to pick their own Realtor but they don't tell them that..

Thanks for sharing your stories. I found a house that was using Cartus but I passed it on because they take away all important buyer rights. I googled Cartus to see experience of other people and I m glad I went by my gut feeling.

I had a bad gut feeling about the selling real estate agent, her paperwork, attitude and tonality and after reading Cartus' required paperwork with the extremely strong legal language and the burden they put on a buyer, I checked the web and found this page.

After reading the comments I decided to bring my money someplace else.

I wish I was independently wealthy and had the time to do an expose on these relocation companies. The monies that change hands are exhorbitant and the service provided (other than tax benefits to the relocating employee) are nil. I am ashamed we live in a country where this type of scam is allowed to exist.

Agents do know that in all cases your seller has the right to choose their own agent and that agent does NOT have to pay a referral fee. I fully believe the staff is trained to cooerce people into paying it but if they didn't actually refer the client to you just say no and it's over.

Further you should not sign the broker exclusion clause unless your client has the option of being offered a buy out.

Cartus will do everything possible to jam their proprietary documents down your throat even if they aren't in compliance with your local laws.

As a realtor who has given Cartus 40% of my commission twice I can personally say they do nothing but cause trouble, refer horrible attorneys who are forced to give a kick back to them too and ask you for endless useless paperwork. I asked the Cartus representative if they would reimburse me for 40% of the advertising I spent on marketing the home or 40% of the gas bill for driving the buyers around.

They declined. :(

Thank you homeowner for realizing they take a big chunk, actually they take 40% and then we have to pay the broker fees at closing... leaves us with about 20% to pay all of our expenses. It is like going to work and your employer asks you to take 20% of your paycheck, how do you spread that around to pay all your realtor expenses let alone household expenes.

I couldn't agree more. We just found out, 1.5 months after listing our home, that Cartus was taking 40% of my selling agent's commission.

For What??? My agent isn't even a Cartus-sponsored agent. We used our own person who had a good reputation in our neighborhood. Too bad.

Pay up. We were never told about this in our dealings with our representative. Now we have to eat the additional 1 and 1/2% our agent is trying to charge us. Where's the benefit???

man, they take 40% of your agent's commission right off the top. Then, the real estate conmpany also takes a cut because you are a Cartus client.

If you decide to use their Movers Advantage Program, there is no guarantee you get a good agent. They used to let only the great agents help you, but now they got greedy and let all their agents, even the new ones who know nothing work with you, You just get that piddly cash rebate. Long story short, use a good agent.. inverview them..

make sure they are go getters for you.

I had one of those new agents who didn't have a clue what she was doing.. maaan it was a nightmare.
