We put an offer on a house in october end. Received response 2 weeks later. ( this shows how slow they are!). Negotiation took another 2 weeks.

After price was set, we signed contract with Mr. ABC ( not writing seller's name for privacy purposes). We got a disclosure too.

1 week later we were told the house is sold by Cartus. Why weren't we told about this before????

Cartus kept sending dozens of papers to sign. Previous disclosure by Mr. ABC was considered void. What's more Cartus stated that new seller (Cartus) has never lived in this house therefore has no knowledge of the condition, so the disclosure was blank!!!

We thought its understandable that cartus has no knowledge of the property so we signed it.

After inspection, we sent list of items in need of repair. 2 weeks later We receive reply from Mr. ABC saying that items were in working order when they lived there, hence no repair/credit will be provided!!!!! I was appalled to learn that the house is still owned by Mr. ABC. He was still involved in the deal. The title was still on Mr. ABC's name. Than why did cartus make us sign a non-disclosure???

We are a week away from closing and the inspection issue hasn't been resolved. We have asked Cartus to get title of the house but received no response. Our lease ends in a week and we have no where to go, I sent a mail to President Jon and NO RESPONSE!

If I had enough money I would sue this company.

Monetary Loss: $3000.

The listing agent should have explained how relocation works to your agent. The part where the relocation company takes over the property is normal, blank disclosures are normal although you should have seen the seller's disclosures and initialed them.

In our area, ALL repairs are negotiated after the home inspection and the seller doesn't have to do anything but the buyer may back out. (Actually hardly any sellers make repairs in our area.) The delays caused by Cartus processing paperwork are NOT normal. I have worked with several relocation companies (I'm a Realtor) and Cartus is terrible.

In fact, I've done more than 50 deals with relocation and I've never had a problem except when working with Cartus. In your case, it sounds like the agents did not do a good job of explaining the difference between working with a relocation company involved in the transaction and working with a "normal" seller.

I am sorry to hear about your experience. we are considering making an offer on a "Cartus-owned property", but now are worried.

did your contract allow for inspection contingency, or did Cartus want you to accept these risks? thank you, Vincent
